Wihlborgs A/S

Wihlborgs owns, manages, and leases commercial properties in Greater Copenhagen, where sustainable operations are a top priority. After all, it has never been more important to save energy.

Wihlborgs works every day to make the operation of their commercial properties more sustainable, and the ability to motivate tenants to participate in a joint effort is crucial for success. Enity EMS provides the best framework for Wihlborgs to join forces with their tenants to save energy and reduce CO2 emissions.

Energy monitoring with Enity EMS ensures optimal operation of Wihlborgs’ approx. 60 commercial properties around the clock. The system has proven to be an effective tool for digitalizing and visualizing energy consumption, and it is an important step toward being a responsible company that contributes positively in a time of energy crisis. It also gives tenants insights into where and how energy is being used, motivating them to work toward new responsible solutions with the greatest possible impact.

Mikkel Willard, ESG Developer at Wihlborgs, explains the thoughts behind the strategy:

“At Wihlborgs, we take our environmental responsibility seriously. Every single day we work on optimizing our energy consumption, thereby reducing the CO2 emissions from our properties – we are committed to the green transition.”

Their Challenge

Wihlborgs has an ambition to reduce energy and water consumption by 1% annually. To make this measurable, they need a system that can document and visualize consumption. Overall, Wihlborgs has an agenda where climate-neutral management and energy efficiency rank high on the list, and reaching that goal requires the right processes and tools in the business.

The Solution

Wihlborgs uses Enity EMS as a central tool to reduce energy consumption in their properties.

Focus on operating hours
The standby module in Enity EMS shows whether properties consume a lot of energy when they should be idle. To save even more energy, Wihlborgs will switch off unnecessary lighting and minimize the operating hours of energy-consuming systems, so they are only running when needed.

Data from Enity EMS sets the direction for initiatives
Wihlborgs uses consumption data to guide behavior and invest in resource-saving measures where the return is greatest. The system can document the effect of initiatives for reporting to management and tenants.

Safe and correct operation of technical installations
Enity EMS also provides data that ensures the property’s technical installations, including solar panels and heating plants, operate correctly with the lowest possible energy consumption and CO2 emissions.

Results and Benefits

Wihlborgs’ active efforts with, among other things, solar panels and resource management are paying off.

Measurable savings
Reduction of total energy consumption by 4 kWh per m² (6.2%) from 2018 to 2019 through active resource management and real-time data in Enity EMS.

An attractive landlord with improved competitiveness
Enity EMS helps ensure economically viable and sustainable operations to the benefit of tenants, who ultimately pay for energy consumption. For example, Wihlborgs offers tenants the option of an automated climate report, where CO2 emissions related to the lease’s electricity, water, and heating are automatically loaded and broken down according to the GHG Protocol.

Making initiatives measurable
Implementing Enity EMS has proven to be an effective tool for digitalizing and visualizing energy consumption before and after.

Good examples of energy
efficiency savings

Energy waste on water

A water meter alarm identifies water waste. Data from the meter shows that for 30 days, 330 liters per hour have been running. The price per m³ of water is 50.00.

Savings:
330 L/h × 24 hours × 30 days = 237,600 L

= 237.6 m³ of water (price per m³ approx. 50 DKK)
237 m³ × 50 DKK = 11,850.00 DKK

Energy waste on ventilation

A ventilation system had been running continuously for 3 months. By adjusting it to reduced operation during evenings and nights, our customer achieved significant savings.

Savings:
12 hours × 21 kWh × 120 days = 30,240 kWh

30,240 kWh × 2 DKK = 60,480.00 DKK

Energy waste on heating

A heating system had been running unchanged during both summer and winter, instead of being set to summer mode in June and July 2022.

Savings:
The savings are calculated based on excess consumption of 6 MWh in June and 7 MWh in July.

13 MWh × 500 DKK = 6,500.00 DKK
